Gold Coast end of lease carpet cleaning Benowa, with a flea treatment on the same visit. The carpet in this villa was heavily soiled and marked throughout, with obvious evidence of a pet kept indoors. Most of the stains came out. The bigger change was the smell.

This was a first time customer vacating a villa in Benowa. The carpet was heavily soiled and heavily marked throughout, and the markings in the rooms made it obvious a pet had been kept indoors.
The before shot is one of those rooms. The after shot is the same room once the clean was done, with the wand still on the floor. The large dark patches have gone. Look along the left hand side and a small mark is still there. That is the honest version of a heavily marked carpet.
We removed the majority of the stains. We did not remove every one, and we would rather say so than crop the photo.
The reason is the difference between soiling and staining. Soiling sits in and around the fibre and lifts out. Staining is a colour change in the fibre itself. Once a pet mark has sat long enough to dye the carpet, cleaning lightens it but cannot put the original colour back.
A carpet marked right through has some of each, and you rarely know which is which until the treatment has been through. That is why we talk about improvement before a job like this, not removal. There is more on it in what decides whether a pet stain comes out.
At a rental exit, the smell often matters more than the last few marks. Anyone walking into an empty property notices an odour before they notice a stain.
Pet odour does not live on the surface. It sits where the soiling has soaked down, into the base of the pile, the backing and sometimes the underlay. Lifting the colour on top does nothing to the part below it.
So the whole carpeted area got an antimicrobial enzyme treatment, which is what we use on heavier, more established soiling. The enzymes break the organic source down rather than covering it, and truck mounted extraction then takes it out of the carpet. Masking a smell buys a day or two. Breaking the source down is what made this villa smell much better.
If you are vacating with a pet marked carpet, the most useful thing is knowing what to expect before the inspection, not after it.
We look at the carpet before we start and tell you which marks we expect to lift and which we think will only lighten. If something stays, you know on the day, and you can raise it with your agent with the receipt in hand rather than being caught out.
A mark that remains after a professional clean and enzyme treatment is a different conversation from a carpet that was never cleaned. The receipt shows what was done and when.
Where a pet has lived inside, the lease will often ask for a flea treatment on exit, and the agent will want to see it on paper. That treatment is carried out by a licensed technician and booked into the same visit as the carpet, so there is one call-out and one receipt.
Straight about the warranty, because people ask: A rental exit or precautionary flea treatment carries no warranty, and on an active infestation a warranty applies only where the full three step treatment is done indoors and outdoors, the pets are treated and stay on prevention, and the follow up visit is taken. There is no fixed period, it is set per infestation.
This is the carpet and pest side of the exit, not a whole property bond clean. The end of lease carpet cleaning and flea treatment page and the flea treatment page cover the rest.
It follows the number of carpeted rooms, how much enzyme treatment the carpet needs, and whether a flea treatment is included. A carpet marked right through by an indoor pet takes more treatment than one with a couple of spots, and the estimate reflects that.
The minimum call-out fee is $145 plus GST, the same across the Gold Coast to Tweed Heads area, Benowa included. Detail on the clean itself is on the carpet cleaning Gold Coast page.
