Short answer: a carpet does not have to be in bad shape overall for an exit clean to need real work. On this Helensvale rental exit the carpet was not in terrible condition, but certain areas needed particular attention, and those marks came out. There were also strong odours, so an antimicrobial enzyme treatment went through as well. Most of the house was fine. These spots were not.

Most of the house was fine

This was a new customer moving out of a house in Helensvale, booking end of lease carpet cleaning and a flea treatment together.

The carpet was not in terrible condition. Most of it was in fair shape. But certain parts of it needed particular attention, and that is where the work on this job went.

before and after end of lease carpet cleaning Helensvale marked carpet at a doorway beside tiles then the same spot clean with the extraction wand CPH Services Gold Coast
Before and after, end of lease carpet cleaning Helensvale. Marks on the carpet at a doorway beside the tiles before, and the same spot clean with the wand on it after.

The photo is one of those spots: the carpet at a doorway, right where it meets the tiles. Before, there are dark marks just off the edge. After, it is the same patch with the wand still on it, and the marks are gone.

These spots were not: why a few areas matter

Where carpet meets a hard floor is one of the hardest working spots in a house. Anyone stepping off tiles brings whatever is on their feet straight onto the carpet edge, and every trip through that doorway lands in the same place.

Doorways, the strip beside a tiled area, the path from one room to the next: these are where a carpet in fair shape usually still has marks. They are also the first places anyone sees when they walk into a room.

So a carpet that is mostly fine can still look uncleaned if those few spots are left. Getting them right is a big part of a rental exit, even when the rest of the house is easy.

Particular attention, not just a faster pass

A marked spot gets more than the rest of the room. It is pre-treated for what it is, given time to work, and then extracted, rather than getting the same single pass as the clean carpet around it.

The rest of the carpet gets the normal clean. There is no point treating a whole house as if every room is in the state of its worst doorway, and no point giving the worst doorway the same quick pass as a spare room.

Got questions? Straight answers below. Or skip ahead:

It smelt, so the antimicrobial enzyme treatment went in

The look of a carpet does not decide whether it needs an enzyme treatment. The smell does.

This carpet had strong odours, so an antimicrobial enzyme treatment went through. Our standard treatment is an antibacterial enzyme treatment, and antimicrobial is what we use where things are heavier and more established. Either way, the enzymes break down the organic source of the smell rather than covering it, and the extraction then takes it out of the carpet.

It works the other way too. A carpet with no odour does not get a treatment it does not need just because it is a rental exit. We decide by what is there, and we tell you why before we start.

The flea treatment on the same visit

The flea treatment was booked into the same visit as the carpet, carried out by a licensed technician, with one receipt covering both for the agent.

Where a pet was kept at the property, many Queensland leases ask for a professional flea treatment at vacate, so check the clause in yours. Straight about the warranty, because people ask. A rental exit or precautionary flea treatment carries no warranty, and on an active infestation a warranty applies only where the full three step treatment is done indoors and outdoors, the pets are treated and stay on prevention, and the follow up visit is taken. There is no fixed period, it is set per infestation.

The flea treatment page covers how the treatment works. The end of lease carpet cleaning and flea treatment page covers how the carpet and pest side fits with your bond cleaner, since this is not a whole property bond clean.

What end of lease carpet cleaning in Helensvale costs

It follows the number of carpeted rooms, how many spots need particular attention, whether the carpet needs an enzyme treatment, and whether the flea treatment goes with it. A carpet that is mostly fine with a few problem areas sits between a simple clean and a heavy one, and the estimate reflects that.

The minimum call-out fee is $145 plus GST, the same across the Gold Coast to Tweed Heads area. The Helensvale carpet cleaning page has the local detail, and our guide to end of lease carpet cleaning cost on the Gold Coast sets out what else moves the price.

Frequently asked questions

My carpet is in pretty good condition. Does it still need an end of lease clean?
Check your lease and entry condition report first. A professional clean is commonly required, especially where the carpet was professionally cleaned before you moved in. Even a carpet in fair shape usually has a few spots, doorways and the edges beside tiles, that a vacuum does not lift and an agent sees first.
Why do marks build up where carpet meets tiles?
Because every step off a hard floor lands in the same place. Whatever is on people's feet goes straight onto the carpet edge, so doorways and the strip beside tiled areas mark well before the middle of a room does.
How do you decide whether the carpet needs an antimicrobial treatment?
By the smell, not the look. A carpet can look fine and still smell, and a marked carpet can have no odour at all. Where there are strong odours, as on this Helensvale job, an antimicrobial enzyme treatment goes through. Where there are none, we do not add one.
Do you clean the whole carpet or just the marked spots?
The whole carpet gets cleaned. The marked spots get extra attention on top: pre-treated for what they are and given time to work before the extraction takes them out.
Do I need a flea treatment when I move out?
If a pet was kept at the property, many Queensland leases require a professional flea treatment at vacate, and agents ask for the receipt. Check the clause in your lease. It can be booked into the same visit as the carpet clean.
