A rental has three people with a stake in it and only one of them lives there. That is what makes pest control Gold Coast landlords and tenants arrange together different from a job at your own place, and on this one there were young children and pets in the house while redbacks were living in the yard.

The problem on this rental was not the house. It was one side of the yard, where overgrown shrubs met a pile of old furniture that had been sitting there long enough to stop being furniture and start being habitat.
Redbacks want exactly that. Something sheltered, dry underneath, undisturbed, close to the ground. Give them a stack of old chairs against a fence line and they will take it.
The part that made it urgent rather than routine was who was living there. Tenants with young children and pets, in a yard the kids used, with redbacks in the one corner nobody had touched in a while.
At an owner occupied house the person who books the job is the person who lives in it. On a rental there are three parties, the owner, the agent and the tenant, and the one who noticed the spiders is often not the one who picks up the phone.
That matters for one practical reason. Whoever books it has to pass on who is actually in the house. A technician planning a treatment for an empty investment property makes different calls to one planning around a toddler and a dog. If that detail stops at the agent's desk, the person on site is working blind.
So say it when you book: how many people, how old the kids are, what pets, and where the animals spend their day. It is not a complication, it is just the information the job needs.
The treatment went where the spiders were, along the fence line, into the sheltered gaps under and behind the stacked furniture, around the shrubs and through the ground level spots on that side of the property. Most of a redback job is outside, which on a tenanted house is the easier half.
Then a licensed follow-up, and that was planned from the start rather than added because the first pass fell short. Where a yard has been offering that much harbourage for that long, a single treatment knocks the numbers down but does not settle it. The second visit catches what could not be reached first time and anything that has moved back in since.
Worth being straight about the standard scope while we are here. A general pest treatment is cockroaches, ants and spiders. Rodents, fleas, silverfish, wasps, midges, mosquitoes and vinegar flies are all things we treat, and all of them are booked on top rather than assumed. Termites are a different trade and we refer those out to a termite specialist rather than have a go.
The yard itself does the rest of the work. Clearing the old furniture, cutting the shrubs back off the fence and keeping ground level clutter down removes the harbourage, and a treatment on a tidy yard holds far longer than one on a yard still full of hiding places.
Price follows the size of the property, how much harbourage is sitting around the yard, and whether it is the standard cockroach, ant and spider treatment or has add ons on top of it. The minimum call-out fee is $145 plus GST, the same across the Gold Coast to Tweed Heads.
You get an estimate rather than a quote, because how far a problem has spread is something we confirm standing in front of it. We would rather give you the real number on the day than a comfortable one over the phone.
Every treatment comes with a report, and on a rental that is worth more than usual. Three parties who each need to see what was done, when, and by whom, and one document that says so.
