The job: five bedrooms, the living areas, and the stairs

A first time customer moving out of a Varsity Lakes house. Five bedrooms, the lounge and the living area, and the full staircase between the levels, all carpeted. They had spoken to a few operators before calling us.

The photo is the staircase mid job. That is the part of the house that decides how long a whole vacate clean takes, and it is the part people leave out when they describe the job over the phone.

Why stairs take the longest

A wand works flat. Stairs are not flat, and the nosing, the rounded front edge of each tread, is exactly where the wand cannot sit properly. So stairs come off the wand and go onto a hand tool, one tread and one riser at a time.

That edge is also the part that wears. Every foot in the house lands on the same 40mm of carpet, thousands of times, and it shows there long before it shows in a bedroom. On a vacate that matters, because it is the first place an agent looks and the first place that reads as worn rather than dirty.

Honest about the limit: cleaning lifts the soil out of that edge and it will look better. It does not put fibre back. Where a nosing is physically worn down it stays worn down, and we will say so on the day rather than let anyone believe a clean will fix it.

The flea treatment and the receipt

Where pets have been in the property, the lease usually requires a flea treatment as well as the carpet clean, and the agent wants to see it on paper. That side is done by a licensed technician, internal and external, because a treatment inside alone leaves the yard as a source.

The paperwork is the part that actually settles a bond conversation. You get a receipt naming the property, the date, and what was done. Hand that over and there is nothing left to argue about on the carpet and flea side of the exit.

Book us last, not first

Carpet is the last thing that should happen in a vacate. Furniture goes out, the bond cleaner does the kitchen, the bathrooms and the windows, and whatever falls on the floor while all that happens lands on carpet. Cleaning it before that work is done means paying to clean it twice.

The other reason is drying. Most carpets are dry within a few hours to the same day, quicker with the windows open and the fans on, and an empty house dries faster than a full one. Booking the clean once the place is empty gets you both the right order and the best drying conditions.

This is not a full bond clean

Worth saying plainly, because the wording confuses people. We do carpet cleaning and pest work. We do not do the kitchen, the bathrooms, the windows or the rest of a full bond clean. If your agent has asked for a whole property clean, you need a bond cleaner for that part and us for the carpet and the flea treatment.

It follows how many carpeted rooms there are, whether there are stairs, and whether a flea treatment goes with it. A fully carpeted five bedroom house with a staircase is not the same job as a two bedroom unit with carpet in the bedrooms only.

The minimum call-out fee is $145 plus GST. Tell us the number of carpeted rooms, whether there are stairs, and whether pets were in the property, and you will have an estimate. Estimate rather than quote, because the condition of the carpet is something we confirm when we see it.

On the flea side, fleas are an add on rather than part of a standard general pest treatment, and a warranty on flea work may apply depending on the circumstances at that property and on the infestation itself, assessed on an as needs basis. Fleas keep arriving from outside, which is why it gets judged property by property rather than promised flat.
