Short answer: someone telling you the carpets are done is not the same as the carpets being done. End of lease carpet cleaning gets booked because what costs people their bond sits down in the base of the pile, and a stick vacuum has no chance of reaching it. On this rental exit the bond cleaner had reportedly vacuumed. Two rooms still produced the handful in the photo below, and that is exactly the sort of thing a property manager spots at handover.

The bond cleaner said the carpets had been vacuumed. The tenant had been told the same thing and had no reason to doubt it. To look at, standing in the doorway, they were fine.

We begged to differ. That glove is two rooms.

Pet hair and dander, packed down into the base of the pile, none of it visible from standing height. This is not a case of a carpet being dirtier than it looked. It is a case of a job being signed off as done when it had not been done properly, and that is worth saying plainly because the tenant is the one who wears it.

Why it matters who actually did the vacuuming

A property manager walking through at handover will see this. Pet hair left in the pile shows up along the skirtings, in the doorways and on the stairs, and it is one of the easiest things in a property to spot. The carpets get queried, the handover stalls, and the tenant is chasing it from a house they have already moved out of.

So if a bond cleaner tells you the carpets are done, it is fair to ask what they were done with. Plenty of exit cleans get run over with a stick vacuum because it is quick and light. Stick vacuums are not built for this. They do not have the suction or the brush action to pull hair and dander up out of the base of the pile, and on carpet in a house where a pet has lived that is the entire job.

What actually gets it out is an upright or barrel vacuum with genuine suction and a rotating brush head, worked slowly, with the right attachments for edges, corners and stairs. Slowly matters as much as the machine. One fast pass over a room is not a vacuum, it is a tidy up.

Then the part a vacuum was never going to fix

Even a proper vacuum only gets you so far. Underneath, hair, dander and grit sit against the backing where they hold odour and where a flea life cycle has somewhere to sit out the stages nothing on the market kills.

This job had a mild odour with it, which is the usual companion to that much hair. That gets an antibacterial enzyme treatment, which breaks the organic matter down rather than covering it. Anything that only sits over the top of a smell buys you a couple of days and then hands the problem back, usually after the keys have gone.

The extraction is truck mounted, so the pull comes from a unit in the van rather than a portable machine. On a rental exit that matters twice over: it gets more out of the base of the pile, and it leaves the carpet drier, which is what lets a property be handed back the same week.
