A couch, staying with the house, cleaned properly
Not every piece of furniture leaves with the seller. It is common on the Gold Coast for a couch, a rug or an entire lounge suite to be included as part of a property sale, staying in the home for the new owners once settlement goes through. A recent job was exactly that, a client who had just sold their property with several pieces of furniture staying as part of the deal. They wanted everything genuinely hygienically clean before handover, not just presentable. Alongside the couch, we cleaned rugs and carpets and several other lounges throughout the house, getting the whole property ready for settlement in the one visit.
Fabric testing, leather care and steam extraction
Fabric upholstery is tested against its cleaning code first, W for water based, S for solvent only, WS for either, X for vacuum only, before any product goes near it. Once we know what is safe, we clean with truck mounted extraction where van access allows, or a high powered commercial grade portable machine where it does not, either way a water based process that lifts soil and residue out of the fibre. Leather is a different job entirely, never water extracted the way fabric is. Leather gets cleaned and conditioned with leather specific products, worked in by hand or a soft brush, then buffed back.

As a guide, a standard 3 seat fabric lounge with no chaise starts from $195 to $225, rising to $265 to $285 for a 5 seat configuration. Leather is priced on enquiry since hide grade, condition and the number of pieces all affect it. Rugs and carpet are quoted separately based on size and condition. What does not change is the $145 plus GST minimum call-out fee, one flat rate across the whole Gold Coast to Tweed Heads service area, whether the job is a single couch or a full property ahead of settlement.

Whatever else is staying with the property. That commonly includes rugs, the carpets throughout the home, and any other lounges or upholstered pieces included in the sale. One call-out can cover all of it rather than booking separate visits.
How soon before settlement should this be booked?
With enough lead time to fit around moving trucks, final inspections and access to the property. We will work with you or your agent on timing so the clean lands at the right point before settlement, not so early that daily use undoes it, not so late that it is rushed.
Do you clean leather furniture as well as fabric for a settlement job?
Yes. Leather is cleaned and conditioned with leather specific products, never water extracted. Fabric pieces are tested against their cleaning code first, W, S, WS or X, then cleaned with truck mounted or commercial grade portable steam extraction depending on access.
Is there a guarantee the furniture will look brand new?
No, and it would not be honest to promise that. What we can promise is a genuinely hygienic clean using the right process for the fibre. How much visible improvement comes with that depends on the fabric, its condition and how long any marks have been there, and we are upfront about that at inspection rather than after the job.
