New purchase, settled, and not a stick of furniture in it yet. That is the whole reason this job ran the way it did.

It got a full internal and external treatment, liquid barrier, worked through the voids and the wall cavities, and a complimentary antibacterial carpet treatment on top of the clean. None of that was unusual work. What was unusual was how little was in the way of it.

An empty house lets the treatment go where it should go

A standard general pest control treatment covers cockroaches, ants and spiders. In a lived in house, a fair bit of the internal work happens around things. Wardrobes are full, the fridge is where the fridge lives, the lounge is against the wall it has been against for years, and the technician works around all of it.

Empty, none of that applies. Wall cavities and voids can be treated properly through their access points rather than partially, because nothing is stacked in front of them. The perimeter runs unbroken. The skirting line is visible for its whole length instead of in sections.

That matters because pests do not live in the middle of a room. They live in the edges, the gaps and the cavities, which is exactly the part of a furnished house that is hardest to get at.

The carpet is easier for the same reason

Same story for the carpet cleaning. Wall to wall, corner to corner, no furniture to move and none to work around, no blocks or tabs to sit under legs while it dries.

In a furnished house the carpet under a bed or a wardrobe does not get done, because the bed and the wardrobe are on it. On an empty floor there is no under. The whole surface gets the same pass, including the strips along the skirting where a previous owner's traffic never went and the soil quietly built up.

Drying is simpler too. Nobody has to stay off it and nothing has to be kept clear, because there is nothing in the house to keep clear of. Open the windows, let the air move, and the place is ready.

What a general pest treatment does and does not include

Cockroaches, ants and spiders is the standard treatment. That is the scope, and it is worth being straight about rather than padding the list.

Rodents, fleas, silverfish, wasps, midges, mosquitoes and vinegar flies are all things we treat, and all of them are add ons, scoped and booked on top of the general treatment rather than assumed to come with it. Turning up for a general pest job does not mean a rodent program gets installed. Termites are a different trade and we refer those out.

A treatment comes with a report. On warranty, Australian cockroaches carry 6 months and ants carry 3 months. Webbing spiders carry a warranty and other spiders do not. For anything on the add on list, whether a warranty applies depends on the circumstances at that particular property and on the infestation itself, assessed on an as needs basis rather than promised up front.

The carpet side follows the number of carpeted rooms and the stairs if there are any. The pest side follows the size of the property and whether anything beyond the standard treatment is needed.
