Why there is no flat rate
Tile and grout cleaning gets asked about the same way carpet cleaning does, people want a number before anyone has looked at the floor. The honest answer is we cannot give one sight unseen, because grout condition varies enormously between two houses that look almost identical from the street. One kitchen has been mopped weekly for two years, the other has never had more than a quick wipe over. Same tile, same size room, completely different job underneath.
That is why we give an estimate, not a quote. A minimum call-out of $145 plus GST applies to every job. This covers the time to properly inspect the tile type and grout condition before any product or pressure goes near the floor, so the figure you get reflects your tiles, not an average.
What actually drives the price
Area size. Total square metres across all the tiled spaces being cleaned.
Number of wet areas. A kitchen alone prices differently to a kitchen plus two bathrooms plus a laundry.
Tile type. Porcelain is denser and generally faster to clean. Ceramic is more porous, absorbs more soilage, and can need longer dwell time with a stronger product.
Grout condition. Lightly soiled grout responds quickly. Grout that has gone years between proper cleans needs more product and more agitation to shift.
Access. Whether the van can be positioned close to the work, or a commercial grade portable unit is needed instead.
None of these make a job good or bad, they just change what is involved, and an accurate estimate accounts for all of them before we start.
Why we will not clean fractured grout, even if you ask
This is the one place tile pricing genuinely differs from carpet. High pressure hot water and steam through a specialist tile tool gets a depth of clean mopping cannot touch, but that same pressure is a real risk on grout that is already fractured or crumbling. Forcing a clean over damaged grout can open the fractures further and accelerate the breakdown, leaving you worse off and needing to regrout before any cleaning can happen at all. If we inspect your tiles and find grout too fragile to clean safely, we will tell you and will not proceed, at no cost. It is a cheaper outcome for you than a clean that damages the floor, even though it means turning work away.
A rental exit request that is not the norm
Most of the tile and grout jobs we quote are homeowners maintaining their own property, not rental exits. Tile and grout cleaning is not normally a standard item on a bond clean checklist, unless there is something obvious going on with the grout that the outgoing tenant or the agent specifically wants addressed. A recent job for a first time rental exit customer was a good example of exactly that. The instruction was specific: get the outside balcony tiles and grout professionally cleaned, not the inside tiles. That is an unusual request, most people either want the whole property done or leave the tiles alone entirely, but it was what the tenant asked for, so that is what we did. We carried out the carpet clean and the pest control on the same visit too, one call-out covering all three.

Why do you give an estimate and not a fixed price over the phone?
Because we have not seen the tile or the grout yet. A number given before anyone has looked at the tile type, the grout condition or how contaminated it actually is would be a guess, not a price. An estimate is us telling you honestly what to expect once we understand what we are dealing with.
Is there a minimum call-out fee?
Yes. A minimum call-out of $145 plus GST applies to every job, regardless of size, tile cleaning included. This covers the technician's time to properly assess the tile and grout before anything is cleaned.
What makes tile and grout cleaning more expensive?
The biggest factors are the total area being cleaned, how many separate wet areas are involved (kitchen, bathrooms, laundry, outdoor tiled areas), whether the tile is porcelain or the more porous ceramic, and how contaminated the grout actually is. Heavily soiled or long neglected grout needs more product dwell time and more agitation, which adds to the job.
Does older or very dark grout cost more to clean, and will it come back to its original colour?
It usually costs more in time rather than a separate line item, since heavily soiled grout needs a stronger alkaline degreaser and longer dwell time before agitation. In most cases we can lift a significant amount of the discolouration. Grout that has been soiled for many years, or stained by one specific substance, may not return fully to its original colour, and we say so honestly at inspection rather than after the job.
Do you clean tile and grout as part of a rental exit, even if it is not the whole property?
Yes, if that is what is asked for. Tile and grout cleaning is not usually a standard bond clean item, most rental exits we do focus on carpet and pest control only, but if a tenant or agent specifically requests the tiles done too, even just a stand out area like an outdoor balcony rather than the whole property, we will quote and complete exactly what is asked.
