Why grout gets dirty in the first place
Grout looks fine day to day because mopping keeps the tile surface itself passable. Mopping does very little for the grout lines. Grout is porous, it sits slightly below the tile surface, and it absorbs everything that lands on it over time: cooking oils, food particles, body oils, soap residue and general household soiling. Once that soiling is in the grout, a mop and a bucket will not shift it. The grout lines darken a little more every year, the floor starts to look dirty no matter how often it is cleaned on the surface, and most homeowners assume that is just what happens to grout over time. It is not. It is a build-up problem, and build-up can usually be treated.
Our position on honesty: we would rather tell a Gold Coast homeowner upfront that their grout will only partially lighten, or that it is not safe to clean at all, than take the job, apply high pressure water, and leave them worse off than when we arrived. That conversation happens at inspection, at no cost.
What professional cleaning can genuinely restore
Most of the grout we see has darkened gradually from normal household use rather than one specific stain. That kind of soiling responds well to a proper clean. We apply a cleaning product suited to the tile and grout type, let it dwell, agitate the grout lines to loosen embedded soiling, then use a specialist tile tool connected to our truck mounted system to deliver high pressure hot water and steam directly into the grout while extracting the contaminated water at the same time. That combination of heat, pressure and industrial extraction reaches soiling that no hire machine or household product gets close to. For grout that has darkened from years of general living, this typically brings it back close to its original shade.

Why kitchens are the worst offenders
If your kitchen grout looks noticeably darker than the grout everywhere else in the house, that is not a sign you have been cleaning it wrong. It is chemistry. Cooking sends airborne oil and food particles through the air, and they settle on every surface in the room, including porous grout. Over months and years that build-up turns light grout a deep grey or brown, and gas cooking or a lot of frying speeds the process up. A professional clean with the right alkaline degreaser addresses most of this in a typical kitchen. Grout that has been saturated for many years is the exception, and it may only partially lighten rather than come all the way back.
When grout cannot be restored, only replaced
Some Gold Coast homes have tiles laid a decade or more ago, and grout does deteriorate with age. Fine fractures can develop in grout lines that are not obvious until you look closely. High pressure water applied to grout that is already fractured can open those cracks further, and in some cases actually accelerates the grout's breakdown to the point that regrouting becomes necessary sooner than it otherwise would. If we inspect a property and find grout too fragile to clean safely, we say so and do not proceed, at no cost and with no obligation. The right order in that situation is regrouting first, then a professional clean once the new grout has cured.
