Gold Coast end of lease carpet cleaning Mermaid Waters, with three different kinds of stain on one carpet: oil spills, beer and pet accidents. Each one comes out a different way, and on this rental exit the markings came out.

This was a first time customer moving out of a house in Mermaid Waters. The carpet was heavily soiled in areas, and the marks were a mix: oil spills, beer and pet accidents.
The photo is one strip of carpet along a wall. On the left are the dark patches before. On the right is the same carpet after, with the wand still sitting on it. Those markings came out.
A mix like that is common at a rental exit. A few years of living leaves a few different kinds of mark, and the mistake is treating them all the same way.
Oil does not mix with water. Put water on an oil mark and it spreads, and scrubbing works it deeper into the pile.
Oil needs a pre-treatment that breaks it down first, so the extraction has something it can actually lift. Done in that order, a dark oil patch usually comes back to the carpet's own colour.
The thing to avoid beforehand is a heavy dose of detergent. It feels like the right move, and it leaves a soapy residue that holds dirt, so the patch comes back darker than it started.
Beer is mostly water, so a fresh spill looks like it has dried and gone. What it leaves behind is sugar.
That residue is sticky. It grabs dirt from every foot that crosses it, and over a few months a spill nobody noticed turns into a dark patch that looks like something much worse.
The good news is that it dissolves. A proper clean with a thorough rinse takes the sugar out, and the dirt it was holding goes with it.
Pet accidents are a different job again. They are acidic and organic, and the part you can see is only the top of it.
Heat is the wrong first move. Hot water or steam sets an acidic stain into the fibre rather than lifting it. What breaks it down is enzyme treatment. Our standard is an antibacterial enzyme treatment, and where the soiling is heavier and more established we use an antimicrobial enzyme treatment.
This house definitely needed the antimicrobial enzyme treatment, and it went through all the carpeted areas, not just the marked spots. Pets do not only use the spots that show, and an exit inspection picks up a smell as quickly as it picks up a mark. Truck mounted extraction then takes the broken down material out of the carpet.
Most soiling comes out. Oil, beer, food and pet accidents are all soiling when they are treated for what they are, and that is what happened here.
What does not come out is damage. A mark that has changed the colour of the fibre, a bleach spot, a burn, or carpet worn thin at a doorway is not dirt, and no clean puts it back. If we see something like that, we tell you before we start, so it is not a surprise at the inspection.
Our earlier post on end of lease carpet cleaning in Mermaid Waters covers the other side of it: a vacate where the odour, not the stains, decided how the job ran.
Where pets have lived in a rental, the lease often asks for a flea treatment at vacate, and the agent wants the paperwork. That side is done by a licensed technician. Booked with the carpet clean, it is one visit and one receipt.
Fleas are an add on rather than part of a standard general pest treatment. A rental exit flea treatment like this one carries no warranty, and the FAQ below sets out the only case where one does apply.
This is the carpet and pest side of a rental exit, not a full bond clean. Kitchens, bathrooms and windows belong to your bond cleaner. The end of lease carpet cleaning and flea treatment page sets out how the two fit together.
It follows the number of carpeted rooms, how much stain and enzyme treatment the carpet needs, and whether the flea treatment goes with it. A tidy carpet and one with oil, beer and pet marks through it are different amounts of work.
