End of Lease Carpet Cleaning Mermaid Waters: The Pet Odour You Stop Noticing

Gold Coast end of lease carpet cleaning Mermaid Waters, on a house with an extremely strong pet odour that the people living there had stopped noticing. A fresh nose picks it up in the first few seconds, and at a rental exit that fresh nose usually belongs to the property manager.

Short answer: you stop smelling your own home. Your nose gets used to the smells you live with every day, so a strong pet odour can be obvious to a visitor and barely there to you. At a rental exit the fresh nose is usually the property manager's, and the smell is often the first thing they notice. On this Mermaid Waters house the odour was extremely strong, the accidents were mostly in two rooms, and we explained up front that the antimicrobial enzyme treatment it needed was an extra. The customer was more than willing to go ahead.

Why you stop smelling your own home

There is a name for it: nose blindness. When a smell is there all day, every day, your brain files it as background and stops flagging it.

It is the same reason you notice the smell of a friend's house the moment you walk in, and never notice your own.

Pet odour is the classic case. It builds slowly, so there is never one day where it suddenly arrives, and the people living with it adjust as it grows. The person least able to judge how a rental smells is the person who has been living in it.

Before and in progress, end of lease carpet cleaning Mermaid Waters. An empty bedroom before we started, and the extraction wand part way through the clean with a few small marks still showing. The smell, the part that mattered most, does not show up in a photo.

What we walked into in Mermaid Waters

This was a rental exit on a house in Mermaid Waters: carpet cleaning and a flea treatment. The pet odour was extremely strong. There had been accidents in the carpets, mostly in two of the rooms.

The customer was not really aware of how strong it was. That is not a criticism. They had been living with it, so it had faded into the background for them, which is exactly how nose blindness works.

The first thing a property manager notices

A property manager walking into a vacated rental arrives with a fresh nose. They have come in from outside, the house is empty, and they have not been living with whatever is in the air.

So the smell is often the first thing they register, before they have looked at a single mark on the carpet. A stain needs someone to go looking for it. A strong odour meets you at the door.

That is why, at a rental exit with a pet, the odour can matter more than how the carpet looks. A carpet can be cleaned, look fine, and still smell.

We talked about the extra cost before we started

On a carpet like this, a standard clean on its own is not enough. Our standard treatment is an antibacterial enzyme treatment. Where soiling is heavier and more established, as it was here, we use an antimicrobial enzyme treatment, and it is priced as an extra on top of the clean.

We told the customer that up front, before anything was done, along with why it was needed. They were aware it cost extra and more than willing to go ahead.

We were also straight about what we were aiming for. We cannot promise what happens with a bond, because that decision is not ours. What we can do is everything possible so the carpet is hygienically clean and the smell is not something the property manager is left questioning.

Got questions? Straight answers below. Or skip ahead:

Antimicrobial enzyme treatment: dealing with the source

Pet odour comes from organic matter that has worked down into the base of the pile and the backing. An antimicrobial enzyme treatment breaks it down at the source, rather than masking the smell for a day or two. Truck mounted extraction then rinses out what the enzymes have broken down. Heat is not the tool here, because hot water or steam on its own can set an acidic pet stain rather than lift it.

Our earlier post on end of lease carpet cleaning in Mermaid Waters covers what can happen when the contamination has reached the underlay, on another vacate where a strong odour decided how the job ran.

How to check your own carpet with a fresh nose

If you have a pet and you are about to vacate, it is worth testing your own home before the property manager does. A few simple ways to borrow a fresh nose:

If a fresh nose can smell anything, assume the property manager will too, and mention it when you book. It changes what treatment the carpet needs, and you get the estimate before anything starts.

The flea treatment on the same visit

Where a pet has lived in the rental, the lease often asks for a flea treatment at vacate, and the agent wants to see it on paper. Ours is carried out by a licensed technician and booked into the same visit as the carpet clean, so there is one call-out and one receipt.

Worth knowing: a flea treatment deals with fleas. It does nothing for the smell, which is a carpet problem and needs the enzyme treatment. Straight about the warranty, because people ask. A rental exit or precautionary flea treatment carries no warranty, and on an active infestation a warranty applies only where the full three step treatment is done indoors and outdoors, the pets are treated and stay on prevention, and the follow up visit is taken. There is no fixed period, it is set per infestation.

This is the carpet and pest side of the exit, not a whole property bond clean. The end of lease carpet cleaning and flea treatment page covers how it fits with your bond cleaner, and the flea treatment page covers the treatment itself.

What end of lease carpet cleaning in Mermaid Waters costs

It follows the number of carpeted rooms, whether the flea treatment goes with it, and whether the carpet needs the antimicrobial enzyme treatment on top. A house with a strong pet odour is more work than one without, and the estimate says so before anything is booked.

The minimum call-out fee is $145 plus GST, the same across the Gold Coast to Tweed Heads area. Local detail is on the Mermaid Waters carpet cleaning page.

Frequently asked questions

Why can't I smell the pet odour in my own home?
Because your nose adapts to the smells you live with every day. Your brain treats a constant smell as background and stops flagging it, so a strong pet odour can be obvious to a visitor and barely noticeable to you.
Will the property manager notice a pet smell at the inspection?
If it is there, very likely. They arrive with a fresh nose into an empty house, so a smell is often the first thing they register, before they look at the carpet itself.
Why does the antimicrobial enzyme treatment cost extra?
Because it is an additional treatment on top of the clean, used where soiling is heavier and more established. Our standard is an antibacterial enzyme treatment. When a carpet needs the antimicrobial treatment, we tell you before we start and price it separately, so you can decide.
How can I tell if my carpet smells before I move out?
Borrow a fresh nose. Leave the house for a few hours and notice the first few seconds when you walk back in, or ask a friend who does not live with your pet to walk through. If they can smell it, assume the property manager will too.
Can you guarantee I get my bond back?
No, and nobody honestly can, because that decision sits with the property manager. What we can do is everything possible so the carpet is hygienically clean and the smell is not something they are left questioning, with a receipt showing what was done.
Will the flea treatment get rid of the smell?
No. A flea treatment deals with fleas. Pet odour comes from organic matter in the carpet, and that needs an enzyme treatment followed by truck mounted extraction. On a rental exit with a pet, the two usually go in on the same visit.
