Why there is no flat rate
Every carpet cleaning company gets asked for a number before anyone has seen the job. The honest answer is that we cannot give one, because a fixed price over the phone is a guess, not a price. Two three bedroom homes can need completely different work underneath the carpet, one lightly soiled and vacuumed weekly, the other with pet stains, heavy traffic areas and furniture to move.
That is why we give an estimate, not a quote. A minimum call-out of $145 plus GST applies to every job. This covers the technician's time to properly assess what is actually involved before any cleaning starts, so the figure you get reflects your carpet, not an average.
What actually drives the price
Size. The number of rooms, hallways and other areas being cleaned.
Soiling level. A carpet vacuumed weekly cleans differently to one that has not been touched in a year.
Stains and pet urine. Pet accidents need antibacterial enzyme treatment, not a standard steam clean, and take more time to treat properly.
Furniture. Whether rooms need to be cleared or worked around.
Access. Ground floor with driveway parking is a different job to a third floor apartment with a lift and a long carry to the van.
None of these make a job good or bad, they just change what is involved, and an accurate estimate accounts for all of them before we start.
Why the cheapest option is not always the cheapest
A low price sometimes means a shortcut, and the shortcut usually shows up later. Hot water used on a pet stain sets the mark instead of lifting it, so the same spot needs treating twice. A rushed clean that leaves detergent residue in the fibre means the carpet re-soils faster, because that residue attracts new dirt. Paying once for truck mounted extraction and the right treatment for the actual stain is usually cheaper in the end than paying twice for a clean that did not hold.
