Why timing matters more than people think
Every home changes hands with some kind of settlement gap between the previous owner moving out and you moving in. That gap is the easiest window either job will ever have. An empty property gives full wall-to-wall access, carpet edges and corners a lounge suite has been sitting on for years, skirting boards behind a bed, a wardrobe floor that has never been vacuumed underneath.
Pest activity is often invisible in a well presented home. A tidy property can still have an existing ant trail along a slab edge, spider webs building in a roof void, or flea eggs left behind by a previous pet, none of which show up on a standard vendor clean before settlement. A general pest treatment gives you a genuine fresh baseline and tells you exactly what has been treated and when, rather than relying on whatever the previous owner did or didn't do.
What a pre-move-in visit actually covers
A typical pre-move-in visit is a full carpet steam clean through every room, plus a general pest control treatment covering the usual Gold Coast pests, ants, cockroaches, spiders and rodents. If the previous owner had a pet, a flea treatment is worth adding as well, since flea eggs can sit dormant in carpet fibre for months after the animal is gone and only become active once there is new foot traffic and body heat in the home.
Booking around settlement
The visit does not need to happen on moving day itself. The easiest approach is booking once a settlement date is confirmed, so the technician can get in after keys are handed over but before the removalist truck arrives. That way carpet has time to fully dry and the whole property is empty and easy to move through, rather than working around a house full of boxes.
