Why there is no flat rate
Mattress cleaning gets asked the same phone question as carpet and couch cleaning: "what does it cost?" A single mattress that just needs a routine dust mite and hygiene clean is a very different job to a king mattress with a urine stain that has soaked into the padding. Giving one number for both would mean either overcharging the easy job or underquoting the hard one.
That is why we give an estimate, not a quote. A minimum call-out of $145 plus GST applies to every job. This covers the technician's time to properly assess the mattress and what is actually involved before any cleaning starts, so the figure reflects your bed, not an average.
A dozen mattresses in one morning: what a commercial job looks like
One of our regular commercial clients is a boutique accommodation property right on the water. We look after their pest control, carpet cleaning and mattress cleaning on a quarterly schedule, so every mattress their guests sleep on is kept to a genuinely hygienic, professionally cleaned standard year round. That matters more than a lot of visitors realise: plenty of Gold Coast accommodation providers do not go to that extra step, and a mattress that just gets a surface wipe between guests is not the same as one that has been properly steam cleaned and sanitised.
On this particular visit we cleaned in excess of a dozen mattresses in the one morning. Every mattress got a proper hot steam clean with our truck mounted machine, followed by an antibacterial treatment flushed through the whole batch, then finished with an appropriate rinse so nothing but the clean itself is left behind, no chemical residue, just the benefit of the antibacterial pass. A job like this is exactly why the number of mattresses being done in one visit is one of the biggest factors in the estimate, more beds in the same visit is more efficient than a single mattress on its own.
What actually drives the price
Size. Single, double, queen and king mattresses all take different amounts of time and product.
Soiling level. A routine annual hygiene and dust mite clean is a different job to a mattress that has not been cleaned in years.
Urine and stains. Urine needs antibacterial enzyme treatment, or antimicrobial enzyme treatment for heavier, more established soiling, which takes more time than a standard clean.
Number of mattresses. Doing every bed in the house, or every mattress on a property, in one visit is more efficient than a single mattress on its own, and that usually shows up in the estimate.
Access. Ground floor with easy access is a different job to a third floor apartment with a lift and a long carry.
None of these make a job good or bad, they just change what is involved, and an accurate estimate accounts for all of them before we start.
Why urine and other accidents are priced separately
A routine mattress clean deals with body oils, sweat, dust and the dust mites that feed on it, all worked into the padding through normal use. That is included in a standard hygiene clean. Urine, vomit and other bodily fluid accidents are a different problem entirely, whether from a child, a pet, or an adult. They need antibacterial enzyme treatment, or antimicrobial enzyme treatment for heavier, more established soiling, which breaks down the odour causing bacteria at the source rather than masking it. Hot water is never used on these stains, since it sets the mark into the fabric instead of lifting it out. A mattress cannot be soaked or extracted as hard as carpet, so results are more limited than a carpet clean and depend on how established the stain is, but stain treatment paired with the right enzyme treatment is usually the best option available. This extra step takes more time and product than a standard clean, which is why it is priced as its own part of the job rather than folded into a flat rate.
Mattress cleaning for a warranty claim
Some mattress manufacturers require proof of professional sanitisation before they will assess a warranty claim, for issues like sagging, mould or a hygiene complaint. We do a number of these each year: a proper sanitisation clean, then paperwork the customer can send in with their claim. It is the same clean either way, priced the same as any other mattress job by size and condition, the difference is just what the paperwork gets used for afterwards.
Why the cheapest option is not always the cheapest
A low price on mattress cleaning sometimes means a shortcut, and the shortcut usually shows up later in the bedroom. Hot water on a urine stain sets it instead of lifting it, so the same mattress needs treating twice. A rushed clean that skips the padding properly still leaves the dust mite population established underneath, so the problem the clean was meant to fix is still there. Paying once for the right process on the right soiling is usually cheaper than paying twice for a clean that did not work.
