Short answer: not every rental exit needs extra treatments. This Mermaid Beach unit was a pure rental exit, carpet cleaning only. The carpet was in relatively good condition with a few marks here and there, and there were no major odours, so no antibacterial treatment was needed and we did not add one. It came up looking pretty good. When a carpet does not need more, we say so.

A pure rental exit, carpet only

This was a new customer vacating a unit in Mermaid Beach. They booked carpet cleaning only: no flea treatment and nothing else on top.

In progress and finished, end of lease carpet cleaning Mermaid Beach. The wand working across a beige bedroom carpet with a few small marks still ahead of it, and a finished room once the clean was done.

The carpet was in relatively good condition. There were a few marks here and there, the sort any carpet picks up over a tenancy. The clean dealt with those, and by the end it was looking pretty good.

That is the whole story, and it is worth telling because plenty of rental exits look exactly like this.

Why we did not add an antibacterial treatment

There were no major odours. Odour is the main thing that tells us a carpet needs an enzyme treatment, and here it was not there.

Antibacterial enzyme treatment is our standard where there is a reason for it: an odour, pet accidents, or a carpet that has been heavily soiled. It breaks down organic matter at the source. On a carpet with no odour and no sign of that kind of soiling, it is an extra the job does not need.

So we did not add it, and we told the customer why. If you want it anyway for peace of mind, that is your call and we are happy to put it through. We just will not tell you it is necessary when it is not.

What a straightforward exit clean still includes

Straightforward does not mean a light once over. The whole carpet still gets a proper clean with professional extraction equipment, the marks still get treated for what they are, and you still get a receipt for your agent showing the carpet was professionally cleaned.

The only addition on this job was deodorising, the line agents expect to see on rental exit paperwork. For what agents actually look at on the day, see our post on what agents check at a final inspection.

When a rental exit does need more

Some exits do need extras, and we will tell you when they do. The usual reasons:

None of that applied here. The end of lease carpet cleaning and flea treatment page covers the jobs where it does.

What end of lease carpet cleaning in Mermaid Beach costs

It follows the number of carpeted rooms and the condition of the carpet, plus anything the job genuinely needs on top. A unit in good condition with a few marks sits at the simpler end, and the estimate reflects that.

The minimum call-out fee is $145 plus GST, the same across the Gold Coast to Tweed Heads area. For apartments and units we ask for lift access and off street parking with clear van access. The Mermaid Beach carpet cleaning page has the local detail.

Frequently asked questions

Does every end of lease carpet clean need an antibacterial treatment?
No. Antibacterial enzyme treatment is for carpets with a reason for it, such as an odour, pet accidents or heavy soiling. On this Mermaid Beach unit there were no major odours, so it was not needed and we did not add it.
Can I still ask for an antibacterial treatment if the carpet does not smell?
Yes. Some people want it for peace of mind, and that is a fair choice. We will just be honest that it is optional rather than necessary.
Do I need a flea treatment if no pet lived at the property?
Not usually. The flea treatment clause in a lease is pet related. Check your lease to be sure, since agreements vary.
Do you do end of lease carpet cleaning in Mermaid Beach units?
Yes. For apartments and units we ask for lift access and off street parking with clear van access, and you get a receipt for your agent when the job is done.
When should I book the carpet clean before my final inspection?
After the removalists have finished and the property is empty, ideally one to three days before your final inspection, so the carpet is dry and untrafficked on the day.
