A carpet clean is judged at the final inspection, so it is worth knowing in advance which marks are going to disappear and which ones are going to still be there when the agent walks through. End of lease carpet cleaning removes soiling. It does not repair carpet.

That room is finished and empty, which is exactly how an agent will see it. Everything a clean was going to do has been done.
This one was a new customer's end of lease carpet clean, booked with a flea treatment in the same visit. The carpets also needed an antibacterial treatment, put through to freshen them up and deal with anything harbouring just beneath the surface. It all went well, and that room is the result.
Soiling is anything sitting on or around the fibre. Traffic grime, spills, dust, the general film a floor picks up over a lease. That comes out, and that is what you are paying for.
Damage is a change to the carpet itself. The fibre has been burnt, cut, pulled, bleached or dyed. There is nothing sitting on top to remove, so cleaning has nothing to work with.
Burns. A cigarette, a dropped iron, a hair straightener on the bedroom floor. The fibre has melted. That is a repair, not a clean, and a carpet repairer can often plug it from an offcut in a wardrobe.
Bleach and chemical marks. Cleaning products, hair dye, some medications. The colour has been stripped out of the fibre, so the pale patch is the carpet showing its own undyed colour.
Tears, cuts and pulled threads. Usually from moving furniture or a pet. Again a repairer, not a cleaner.
Dye stains. Red cordial, some inks, and pet urine that has had long enough to bond. The fibre has taken on a new colour. We can often lighten it a long way and we will tell you honestly where it is going to stop.
Worn out pile. Where the fibre has actually gone, most often in a hallway or on the top step, a clean makes it cleaner. It does not make it thicker.
None of the above should put you off, because the ordinary condition of a rental at the end of a lease is soiling, not damage.
Traffic lanes through the hallway and doorways usually lift a long way, because much of what looks like wear is grit ground into the base of the pile. Food and drink spills come out. The dull, greyish film that builds up over a couple of years comes out, and that is normally the single biggest visual change in the room.
Odours from cooking and general living lift with the soiling that is carrying them. Pet odour is a separate job and worth saying so up front.
The worst version of this is finding out at the inspection. You have already handed the keys back, the agent has already written it down, and now you are arguing about a burn mark from eighteen months ago with no time to do anything about it.
The better version is knowing a fortnight out. If there is a burn or a tear, a carpet repairer can often fix it for less than the carpet allowance an agent will claim, and it gets done before the clean rather than after.
So walk the house in daylight with the furniture out of the way, and look at what is actually on the floor. Anything that looks like a colour change or a hole in the fibre is worth flagging early.
We walk the property before we start. If something is damage rather than soiling, we say so then, not afterwards, so nobody is surprised by the result.
Then we clean the carpet properly, and you get a receipt showing the work was done professionally, which is the document the agent actually wants. What the receipt does not do is turn damage into soiling, and no operator who tells you otherwise is being straight with you.

It follows the number of carpeted rooms, whether there are stairs, and whether a flea treatment is booked with it. Rooms are counted one per room, because a lounge and a family room are two rooms and two prices, and combining them on a form would hide that.
