This is a long standing commercial account, a group that holds management rights across several buildings. We clean their carpet, their rugs and their upholstery on a schedule, so nothing on their sites gets to the point of looking neglected.

The rug in the photo sits under a round boardroom table in a meeting room that is used most days. The table is not moving, the room is not closing for two days, and the rug is not leaving the building. Those three things decide how the job is done before anyone touches a machine.

The wand in the frame runs back to the truck mounted unit outside. That is what makes an in place clean practical on a rug this size, because the suction pulls the moisture straight back out instead of leaving the pile wet.

Traffic on a commercial rug is different traffic

A rug at home takes bare feet and the occasional spill. A rug in a working building takes shoes, every day, from people who have just walked in off a car park or a street.

What comes in with those shoes is mostly grit. It works down into the base of the pile and sits there, and every step after that grinds it against the fibre. That is the wear you can see on a commercial rug long before it looks dirty, and vacuuming across the top of it does not reach the part doing the damage.

So the clean starts dry. Proper dusting and vacuuming to lift the embedded grit out first, because wetting grit turns it into mud and pushes it further in. Only then does anything wet go near the rug.

Fibre first, on every rug, commercial or not

Commercial rugs are chosen to look good in a reception or a boardroom, which means they are as likely to be wool or a viscose blend as they are a hard wearing synthetic. Those do not behave the same way under moisture. Some will shrink, some will bleed dye, and some will go stiff if they are treated like the carpet in the next room.

The fibre gets identified before the product is chosen, and the product is matched to the fibre rather than to the mark. If a rug turns out to be one that should not be wet cleaned in place, we say so and stop. Handing back a damaged rug to a client whose reception it sits in is not a trade we are willing to make.

Where a building has several rugs, or rugs and carpeted areas both due, doing them in the one visit means one call-out rather than several, which is usually where the real saving sits. You get an estimate rather than a quote, because fibre and condition are things we confirm on site.

Buildings on a regular cycle spend less over a year than buildings that wait. A rug cleaned on schedule keeps its appearance. A rug left until it looks bad has usually already lost pile in the traffic lanes, and that part does not come back. The same is true of rug cleaning in a home, it is just more expensive to ignore in a building.
