A quarterly visit on a working warehouse

This is a long standing commercial pest control customer on a quarterly schedule. Nothing was wrong on the day. That is the whole idea of the arrangement.

The visit covers an internal and external treatment across the site, and the rodent bait stations through the warehouse get checked and rebaited as part of the same round. Four times a year, same scope, same sites.

What is actually in a bait station

The photo is one of the external stations open mid service, with the bucket of replacement blocks beside it. The blocks are secured on a rod inside the housing, which is why they sit upright rather than loose in the tray.

The station itself is lockable and tamper resistant. It opens with a key, not by hand, and it stays anchored where it is placed. That matters on a commercial site where staff, deliveries and forklifts move through the same areas every day.

Placement is not random either. Stations sit along the paths rodents actually use, which are the wall lines, the roller door edges and the service corridors between the building and the fence, rather than out in open floor where nothing runs.

Internal and external in the same visit

Treating inside without treating outside is where a lot of commercial programs fall down. The pressure comes from the perimeter, the garden beds, the bin area and the roof line, so an internal treatment on its own is holding a door shut while the window stays open.

On a site like this the external work goes around the full building line and the entry points, the internal work covers the roof void, the storage racking edges and the amenities, and the bait stations are serviced on the same pass. One visit, one report line, no second call out.

What the schedule replaces a warranty with

Straight numbers, because commercial customers ask for them. A standard general pest treatment covers cockroaches, ants and spiders. Australian cockroaches carry a six month warranty and ants carry three months. Webbing spiders carry a warranty, other spiders do not, because they keep walking back in from outside and nobody can honestly promise a site stays clear of them. Rodents, fleas, silverfish and wasps are all part of the general pest control service, but none of them is part of a standard treatment. They are add ons, so a rodent program like this one gets scoped and booked on top rather than turning up automatically with a general pest visit. Where a warranty applies on an add on, that depends on the circumstances at the site and on the infestation itself, assessed on an as needs basis rather than set as a flat number.

On a quarterly program the interval does more work than the warranty. Treated every three months, the site is covered continuously rather than waiting for something to go wrong and calling. Every visit comes with a report, which is usually the part a commercial customer actually needs, because it is the record that the work was done and when.

Termites are not part of this. We do general pest control only, on commercial sites the same as residential, and termites get referred to a termite specialist rather than taken on as work outside our scope. We will tell you that on the phone rather than after we arrive.

Size of the site, what is stored or produced in it, how many bait stations it needs and how often you want it done. A single tenancy office and a warehouse with a full external run are not the same job, and pricing them the same would mean one of them is being overcharged.

The minimum call out fee is $145 plus GST. On a scheduled program the per visit figure is agreed upfront so it is predictable across the year, and you get an estimate rather than a quote, because station count and access are things we confirm on the first walk through.

Most sites that book commercial pest control with us also have carpeted offices or reception areas, and those can be scheduled alongside the treatment rather than as a separate visit. The commercial carpet cleaning side is priced together when it is done together.
