Short answer: the gap between occupants is the easiest time to get an investment property's carpet professionally cleaned, because the house is empty and every room is open. This Robina property had a lot of carpet: the bedrooms, the hallways and a large combined lounge and dining area. It came up well, with a few marks here and there. No pets had lived there before, so an antibacterial treatment was the right fit and no antimicrobial was needed.

Carpet cleaning, Robina investment property. The wand in the living area, one part of a large run of carpet across the house.

We have worked for this customer before. This time it was one of their investment properties in Robina, and the first time we had been to this address.

The job was the carpet. All of it, and there was plenty: the bedrooms, the hallways that join them, and a large combined lounge and dining area.

A lot of carpet, and it came up well

Big carpeted areas are where truck mounted extraction earns its keep. The power and the heat stay at the van, the hoses run in, and the extraction stays strong from the first room to the last, however far the hallway goes.

The carpet came up well. There were a few marks here and there, which is normal for a house that has been lived in. Nothing that changed the plan for the day.

Hallways tend to show it first in a house like this. Every trip between rooms goes through them, so they carry more traffic than any single room.

Antibacterial, not antimicrobial, and why

The treatment follows the property's history, not a fixed menu.

No pets had lived in this house, so there was no pet soiling sitting in the carpet to break down. An antibacterial treatment, our standard, went through with the clean so the carpet is hygienically clean as well as visibly clean.

Antimicrobial treatment is for heavier, more established soiling, the kind that builds up where pets have had accidents over time. It was not needed here, so it was not used. The same thinking sits behind another Robina job, an antibacterial clean before the owners moved in.

Getting a home ready for a young child and a pet

The people moving in next are a young family, with a young child and a pet.

A young child spends a lot of time on the floor. Sitting, crawling, playing, lying on the carpet. That is the best reason there is for starting with carpet that has been hygienically cleaned, rather than carpet that just looks fine.

With a young child and a pet in the house, the carpet will work harder from here. For homes like that, a professional clean every 6 to 9 months tends to suit better than the usual 12. If there is ever a pet accident, blotting it and leaving it to a professional is far better than scrubbing it with hot water, which can set the stain.

For an owner, it is also worth knowing that where pets are kept at a property, many Queensland leases include a professional flea treatment as an exit condition. That is a conversation for the lease, not for us, but it helps to know it is there.

The customer got in touch afterwards

After the job, the customer got in touch to say thank you. We appreciate it every time it happens. It is good to know a job landed the way it should.

Carpet cleaning Robina: how it is priced

Carpet is priced on the rooms, counted one per room, so a large house with hallways and a combined lounge and dining area is estimated room by room. The minimum call-out fee is $145 plus GST, the same across the Gold Coast to Tweed Heads area, and you get an estimate rather than a quote.

Frequently asked questions

When is the best time to clean the carpet in an investment property?
Between occupants, while the house is empty. Every room is open, nothing needs moving, and the carpet has time to dry before anyone moves in.
Do I need antimicrobial treatment if no pets have lived in the property?
Usually not. Antimicrobial treatment is for heavier, more established soiling, such as built up pet accidents. Where no pets have lived, an antibacterial treatment with a thorough truck mounted clean is normally the right fit.
Is an antibacterial treatment worth it before a family with a young child moves in?
It is a good reason to have one. A young child spends a lot of time on the floor, and an antibacterial treatment means the carpet is hygienically clean, not just visibly clean.
How often should carpets be cleaned in a home with a young child and a pet?
Every 6 to 9 months tends to suit homes with pets, young children or allergies. Most other homes suit every 12 months.
How is carpet cleaning priced for a large house?
On the rooms, counted one per room, including hallways. The minimum call-out fee is $145 plus GST, and you get an estimate rather than a quote.
