For a house, the answer is simple. The van parks in the driveway, the truck mounted extraction hoses run inside, and the machine in the van does the heavy work. That setup pulls more moisture and soil out of carpet fibre than any rental machine can manage, and it is our default wherever it physically fits.
An apartment on the eighth floor is a different problem. No hose reaches that far. This is where a lot of operators either decline the job or quietly turn up with a domestic grade machine that was never built for the work. We do neither. For towers and upper level units we bring a high powered commercial grade portable machine, the same class of equipment used on commercial jobs, and the result is equivalent. The machine changes, the standard does not.
We service apartments with lift access and off street parking with clear van access. Both matter for practical reasons, not fussy ones. The portable machine, hoses and product have to travel from the van to your door, so a working lift is the difference between a clean setup and equipment being hauled up six flights of stairs, which is not safe or realistic. And the van needs somewhere legitimate to sit for the duration of the job, whether that is visitor parking, a loading dock window, or off street parking the van actually fits into.

The photo below is the Sakura building in Palm Beach, where we recently looked after a regular customer's apartment. The job covered the carpets throughout plus six quality wool rugs, spread across two levels of the apartment. That is a decent volume of work for a tower job, and it ran the way every apartment job should: lift access sorted, van parked off street below, the commercial grade portable machine doing the extraction, and the rugs cleaned on site rather than carted away. Wool needs the right products and carefully controlled moisture to clean safely, and that discipline is exactly the same whether the rug sits in a beachside tower or a hinterland house.
Multi-level apartments like this one are more common along the beach strip than people expect, and they change nothing about eligibility. If the building has a working lift and somewhere legitimate for the van, the number of levels inside your own apartment is just part of the walk-through when we assess the job.

Beyond that, cost depends on the same things as anywhere else: how many rooms need cleaning, how soiled the carpet is, whether stains need proper treatment, and how easy the property is to access. Apartments are usually smaller than houses, so many apartment cleans sit at the modest end of the range. The only way to get an accurate number for your unit is a personal estimate, not a phone guess.
The same answer applies to pest control. A licensed technician treats apartments and units across the Gold Coast for cockroaches, ants, spiders and other general household pests. High density living has its own pest pressure. Cockroaches in particular move between units through shared walls, service risers and rubbish areas, which is why one unit can be spotless and still see activity from a neighbouring one. A treatment tailored to how the building actually works beats a generic spray every time. We do not treat termites. For termites, engage a licensed termite specialist.
A large share of our apartment work is end of lease. Carpet cleaning and a required flea treatment can be booked into one visit rather than two separate call-outs, and the paperwork side is handled properly: a tax invoice for the carpet clean, and for the flea treatment the written pest control service report Queensland requires for rental vacate compliance. Agents ask for these documents, and having them ready is the difference between a smooth bond return and a follow-up email chain nobody enjoys.
